En el último tercio del siglo XIX la ciudad, al igual que otros puntos de Europa, comienza a configurarse como un destino turístico y de ocio, coincidiendo con la promoción de los baños de ola gracias a sus propiedades terapéuticas. La aristocracia y la alta burguesía buscaban lugares saludables de descanso que les permitiesen, al mismo tiempo, el contacto y la relación social. Pero el impulso definitivo al veraneo lo darían los monarcas, que convirtieron Santander en la corte estival o veraniega, frecuentada por nobles, aristócratas, burgueses y otros personajes ilustres. En 1861, la reina Isabel II decidió pasar unos días estivales en las playas de El Sardinero y, en agradecimiento, el Ayuntamiento le ofreció unos terrenos para construir un palacio. Sin embargo, fueron las repetidas estancias veraniegas de Alfonso XIII y de su esposaVictoria Eugenia, grandes admiradores de la ciudad, las que convirtieron definitivamente a Santander en un selecto centro de veraneo. En 1908, la ciudad le regaló al monarca los terrenos de la península de la Magdalena, dónde se construyó el palacio, cuyas obras finalizaron en el año 1912. En pocos años la ciudad se transformó y se construyeron algunos de los edificios más emblemáticos: el Gran Casino, el Hotel Real, el Hipódromo de Bellavista, además de chalets y hoteles de familia.
Tras finalizar las penurias de la Guerra Civil, Santander tuvo que enfrentarse a otro desastre: el incendio del año 1941. Se inició el 15 de febrero coincidiendo con un huracán de viento sur y destruyó la mayor parte de la zona antigua de la capital. Ardieron 1.783 viviendas y desaparecieron 37 calles, así como 508 comercios, hoteles, pensiones y bares. La reconstrucción que se hizo posteriormente siguió las directrices de la arquitectura de posguerra, fusionando la herencia racionalista con el discurso tradicionalista de la arquitectura oficial.
Durante los años sesenta, se vivió un despegue en el sector industrial, que favoreció tanto a Santander como al resto de la provincia. En 1983 se constituía la Comunidad Autónoma de Cantabria con Santander como capital.
